Is a dynamic pricing tool worth it for your listing?
Short answer. Usually the cost is small next to one booked night. This calculator shows exactly how many extra nights, or how much more per night, each tool would need to bring in to pay for itself. It cannot tell you whether the tool will.

How the break-even works
- Revenue is nightly rate × booked nights, plus the cleaning fee for each stay.
- One extra booked night adds its rate and its share of a stay’s cleaning fee, minus the platform fee, any percentage tool fee, its share of a turnover and your other per-night cost.
- “Higher rate” is the increase in average nightly rate, at the same nights, that would cover the tool after fees.
- Excluded: taxes, add-ons, your time, and Beyond’s first $5,000 in free bookings.
Before you connect a pricing tool
- Set a minimum nightly price that covers your turnover and fixed costs.
- Let one system write rates; turn pricing rules off everywhere else.
- Compare a month of suggested rates with your own before syncing.
