NOT A BLACK BOX
Good advice should show its work.
The formulas, sources, decision rules and limits behind HostMetrio.
Our model: one property, one normalized month
We use a 30-day month, occupancy as a percentage of capacity and fractional estimated turnovers. Revenue includes nightly charges and cleaning collected. Fees, management and reserves apply to that revenue subtotal. Costs remain separate from platform payout.
Turnovers = booked nights ÷ average stay
Revenue = nightly rate × booked nights + cleaning charge × turnovers
Cash flow = revenue − fees − operating costs − reserves − housing payment
Cash flow includes the full rent or mortgage payment entered, including principal. Operating surplus before housing is shown separately. Neither is taxable profit or an investment return. Reserves represent planned set-asides. Income/lodging tax, depreciation, refunds, discounts, capital purchases, seasonality and demand response are excluded. Outputs round to cents only for display.
Break-even without a misleading cap
Contribution per occupied night deducts platform fees, management, maintenance reserves, cleaning cost allocated by average stay and other variable costs. Fixed operating costs, software, insurance and housing divided by this contribution yields break-even nights. Nonpositive contribution has no finite break-even. A threshold over 30 nights is labeled infeasible.
Fee scenarios preserve different things
Guest-neutral repricing multiplies the full subtotal by one plus the old guest fee. Payout-neutral repricing multiplies it by (1 − old host fee) ÷ (1 − new host fee). Prices can change demand. Holding a payout constant may not preserve profit because other percentage expenses change.
Software fit, without a fabricated score
The matcher considers property count, one or multiple channels, the main task and spending preference. No recurring problem on one channel leads to the manual path. Cleaning prioritizes a turnover tool. Messaging prioritizes documented inbox and automation scope. A direct website prioritizes website operations. Free/manual alternatives remain visible. There is no commission value, review score or payout weight in the rules.
Base costs use documented plan limits where sufficiently clear. A budget answer is a preference, not a guarantee that every shown product is affordable. Unchecked exact pricing, devices, reliability and support stay unknown. The shortlist is limited to three researched vendors and does not represent the whole market.
Evidence and correction policy
HostMetrio is an editorial project, not a claimed team of certified experts. Research here uses public documentation rather than hands-on software or device testing. We do not invent host results, reviews, rankings, traffic, keyword metrics or business identity. Corrections should identify the page, claim and source; material changes require a source recheck and relevant test.
Decision models v1
For additive USD payout lines, expected payout equals gross excluding tax plus separately charged cleaning (only if outside gross), less platform fee and tax withheld, plus signed adjustments. Difference equals reported minus expected. A synthetic $1,500 gross, $225 fee, $10 withholding and −$20 adjustment imply $1,245. A reported $1,240 leaves an unresolved −$5. The per-row exception count is retained even when differences offset.
Operating cash remaining in the payout worksheet is reported payout less entered external operating costs. After housing payments it becomes cash remaining after housing. This uses payout timing, unlike the rental calculator’s normalized 30-day model.
For a software option, divide extra cash cost by entered time value and convert hours to minutes. Round up to the next minute. Missing price inputs remain unknown. A $39 monthly increase at $30 per hour requires 78 minutes of time value. An avoided cash expense is modeled separately.
Inspect the synthetic payout fixture · Inspect the software assumptions
Fee and pricing evidence is scheduled for review after 30 days. Overdue notices appear on source panels. A release check blocks public launch when required source reviews are overdue. Link compensation never alters calculator results or matching criteria.

Method changes
November 4, 2026. Added explicit payout coverage dates and filtering by payout date, a one-cent unresolved-difference policy, and a source-backed 1/2/5-property software comparison. The normalized rental model and saved scenario format retain their existing definitions.
