Airbnb vs Vrbo fees: what the same booking pays you.

Short answer. On a $650 booking (three nights at $185 plus $95 cleaning), Airbnb’s 15.5% host-only fee pays $549.25 and Vrbo’s 12% commission pays $572. Vrbo also charges travelers a service fee, so the cheaper fee for you is not automatically the better listing.

What each fee is charged on

Both platforms charge on the booking subtotal you set, not on taxes. The difference is who pays what.

  • Airbnb host-only: most hosts pay 15.5%, taken from your payout. Airbnb is moving home hosts to this structure, and it is mandatory for hosts connected through property management software.
  • Airbnb split fee: most hosts pay 3%, and guests pay 14.1%–16.5% on top.
  • Vrbo: 12% on the rental amount and fees you charge (for example cleaning), not on traveler service fees, taxes or refundable deposits. With Vrbo payments there is no separate processing fee; with your own processor, its fees apply.

Two channels, one calendar

Listing on Airbnb and Vrbo doubles the calendars you have to keep in sync. A channel manager connects both, so a booking on one site blocks the same dates on the other. Hospitable’s Host plan covers one property for $29 a month, and Guesty Lite starts at $9 per listing.

Common questions

Is Vrbo cheaper than Airbnb for hosts?

Against Airbnb’s 15.5% host-only fee, Vrbo’s 12% keeps more of the same booking. Against Airbnb’s split fee, where the host pays about 3%, Airbnb keeps more for you but the guest pays more.

Does Vrbo charge a payment processing fee?

Not separately when Vrbo processes the payment; the 12% includes it. If you use your own processor, you pay that processor’s fees.

Can I still choose Airbnb’s split fee?

Airbnb says it is moving all home hosts to the host-only structure, that hosts who switch cannot switch back, and that it is mandatory for hosts using property management software.
