INDEPENDENT PROFILE · NOISE & OCCUPANCY MONITORING

Minut: pricing, plans and fit.

A sensor plus subscription that alerts you to noise, occupancy, smoking and indoor-climate events, with triggered guest messages.

HostMetrio editorial project · Checked November 4, 2026 · Based on public documentation, not hands-on testing

When Minut is worth checking

Worth a look: A host whose house rules, HOA or permit make parties and over-occupancy a real financial risk.

Skip it if: Complaints are rare, or your listing disclosures and local rules do not yet cover a monitoring device.

Check the exact plan and confirm the workflow with your own authorized test before paying.

Questions to settle before you subscribe

Use these original acceptance prompts in your own authorized trial. They describe work to verify, not tests HostMetrio performed.

Is a monitoring device allowed and disclosed?

Ask for evidence: Check your platform’s device rules, local law and listing disclosure before installing.

Until then: Rely on house rules, guest screening and neighbor contact until cleared.

What does the sensor cost on top of the plan?

Ask for evidence: Price the one-time sensor for each unit and add it to the first-year cost.

Until then: Compare the full first-year cost with one avoided incident, not with the monthly fee.

Who responds to an alert at 2 a.m.?

Ask for evidence: Write the alert workflow: message, call, neighbor or co-host, and the cutoff for each.

Until then: An alert without a responder only documents the problem.

What we did and didn’t check

We read the official plan documentation linked here. We have not tested sync reliability, message accuracy, customer support, devices or production bookings. Advertised capability is evidence of a vendor’s description, not proof of its performance.

Confirm your exact plan, region, channels, property count, required add-ons and billing period. A subscription that looks inexpensive can still leave out the task you need. The manual option remains a valid alternative if your current workflow is reliable.
