Before changing your price or plan: An estimate is the start of your cost model, not a forecast you can bank.
Turn an estimate into a cash-flow test
A comparable-listing estimate is a starting point, not a forecast. Replace every input with figures for the exact address.
| Input | Where it comes from | Check |
|---|---|---|
| Average nightly rate | Comparable listings over 12 months | Same size and key amenities |
| Occupancy | Comparable listings over 12 months | Booked nights, not owner blocks |
| Monthly revenue | Rate × occupancy × nights available | Look at the low months |
| Costs and loan | Your quotes and loan terms | Run them in the cash-flow calculator |
Build the estimate from comparable listings
Pick listings a guest would weigh against yours: the same number of bedrooms and guests, a similar distance to what draws visitors, and the amenities that filter searches, such as parking, a kitchen or a pool. Ignore listings that block most of their calendar for the owner.
Use twelve months, not one. A summer peak and a winter trough average out only over a full year. For each comparable, note the average nightly rate and the share of available nights booked, then take the middle of the range rather than the best performer.
Monthly revenue is the nightly rate times occupancy times the nights available. For example, $180 a night at 62% of 30 nights is $3,348 before fees, cleaning and every other cost.
What a market data tool adds
AirDNA estimates revenue from listing data and says it matches the same property across Airbnb, Vrbo and Booking.com so it is not double-counted. Its free plan includes a limited Rentalizer revenue estimate, limited market insights and for-sale listings. The paid Market Research plan adds a customizable Rentalizer, comparable sets, historical and future demand data and property performance.
On November 5, 2026 the plan card showed Market Research at $25 a month billed $299 a year, or $99 month to month, while the FAQ on the same page listed $34 a month billed annually and $125 monthly. Check the price at checkout.
| AirDNA plan | Price on Nov 5, 2026 | What it adds |
|---|---|---|
| Free | $0 | Limited Rentalizer, limited market insights, for-sale listings |
| Market Research | $25/mo billed $299/yr, or $99 monthly (FAQ differs) | Customizable Rentalizer, comparable sets, historical and future demand |
| Adapt | $20 per listing a month, 30-day trial | Automated nightly pricing |

Stress-test the number before you buy
A purchase decision needs the estimate to survive a bad year. Run it through the cash-flow calculator with your loan, insurance and supplies, then again with lower revenue.
- Use at least twelve months of comparable data.
- Run a lower-revenue scenario and check that cash flow stays positive.
- Check local short-term rental rules and permits for the address.
- Price furnishing and the starter kit before closing.
- Include the loan payment, insurance and property taxes.
- Compare your break-even occupancy with what comparables achieve.
