Baselane for Airbnb hosts: one account per rental, books that sort themselves.
Short answer. Baselane gives each rental its own checking account and debit cards, tracks income and expenses by property and builds a Schedule E report, on a Core plan that costs $0 a month. Smart, at $20 a month on an annual plan with a 30-day trial, adds automatic tagging into 120+ categories, receipt matching and low-balance transfers. Baselane is a financial technology company, not a bank: Thread Bank, Member FDIC, provides the banking. If one plain checking account per rental already keeps your money apart, you may not need it.

Core: the free part does most of the job
The habit that keeps a rental’s books clean is simple: one account per property, every payout in, every expense out, nothing personal. Core gives you that with unlimited property-specific checking and savings accounts and no opening, maintenance or minimum-balance fees.
Debit cards are where it helps a host most. You can give the cleaner, the co-host and the supply run a card each, with its own spend limit, instead of sharing yours or reimbursing receipts.

- Best for
- One to five rentals whose money still runs through a personal account.
- Skip it if
- You already have a separate account per rental and a monthly routine that works.
Smart: $20 a month to stop tagging by hand
Smart costs $20 a month on an annual plan and starts with a 30-day trial. It tags each transaction to a property and one of 120+ categories, lets you set rules by recipient, amount or account, matches receipts, and tops up an account when its balance runs low.
Whether that’s worth $240 a year is a time question. If your monthly bookkeeping takes an hour and Smart saves most of it, an hour a month at $25 already covers the plan. If tagging takes you ten minutes, Core is enough.

- Best for
- Three or more rentals, or a co-host who needs shared access.
- Skip it if
- You have one rental and a few dozen transactions a month.
Tax time: the package your preparer asks for
Both plans list an accountant tax package and Schedule E reports, the form where rental income and expenses are generally reported. Smart adds balance sheets and cost segregation, which matters to investors working on depreciation with a professional.
A report is only as good as the tagging behind it, so the monthly check still matters: download the earnings report, match the payouts and fix anything tagged to the wrong property.

What Baselane says about short-term rentals
Baselane’s short-term rental page says payouts from Airbnb, Vrbo and Booking.com arrive early, without the usual wait, and that it works well with those platforms. It doesn’t describe a deeper integration than receiving payouts, so plan on matching reservations yourself.
Sending money is free by standard ACH. Same-day ACH costs 1% up to $15, a wire $15 (waived above a $50,000 balance) and a mailed check $2. Receiving money is free.
- Baselane is a financial technology company, not an FDIC-insured bank; banking services are provided by Thread Bank, Member FDIC.
- The pricing page we checked didn’t display its savings rate or insurance amounts, so we don’t quote them.
- We haven’t opened a Baselane account; this page compares published plans and fees.
Test this before you pay
- Open Core first and route one rental’s payouts into it for a month.
- Check that each payout arrives and tag the month’s expenses.
- Give your cleaner a card with a limit and see how receipts come back.
- Run the Schedule E report and compare it with your own totals.
- Only then decide whether Smart’s automatic tagging is worth the annual plan.
