Airbnb occupancy rate, ADR and RevPAR calculator.

Short answer. Occupancy is booked nights divided by the nights you could sell. Average daily rate (ADR) is nightly revenue divided by booked nights. Revenue per available night (RevPAR) is nightly revenue divided by the nights you could sell, so it combines the two and is the fairest way to compare two months or two prices.

Occupancy of the nights you could sell

Average daily rate (ADR)
$185.00
Revenue per available night (RevPAR)
$138.75
Occupancy of every night in the period
70%
Average stay
3 nights

At $166.50 a night (10% less), the same nightly revenue takes 23.3 booked nights: 2.3 more than today, or 83.3% occupancy. Each extra stay also brings a clean, so the cut has to fill more than that to pay.

How to read the three numbers

  • Blocked nights leave the count: a week of your own use should not look like an empty calendar.
  • Cleaning fees stay out of ADR. They pay for the clean, so counting them would make short stays look more profitable than they are.
  • A higher occupancy with a lower RevPAR means the discount filled nights without earning more for them. Check what each stay costs before you celebrate a full month.
  • Market tools often quote occupancy over every night, blocked ones included. Both figures are shown so you compare like with like.
