Airbnb welcome book template, free and printable.
Short answer. A welcome book answers the questions guests would otherwise message you about: how to get in, the wifi, how the thermostat and TV work, where the trash goes, what to do in an emergency and how to check out. Fill it in below, print one for the kitchen counter and paste the text into Airbnb’s house manual.
Welcome to The Maple Street House
We are so glad you are here. Everything you need should be in this booklet; if something is missing, tell us and we will sort it out.
Dana and Sam
Getting in
- Check-in is after 4:00 PM.
- Your door code arrives in the Airbnb app on the morning of arrival.
- The keypad is on the side door, under the porch light.
- Press the lock button on the keypad to lock up when you leave.
- Park in the driveway, not on the lawn.
Wifi
Network: MapleStreetGuest
How things work
- Thermostat: the screen in the hallway; please keep it between 68 and 74 °F.
- TV: the remote on the left turns everything on; streaming apps are already signed in.
- Coffee: grounds and filters are in the drawer under the machine.
- Washer and dryer: pods are on the shelf; please empty the lint trap.
Trash and recycling
Bins are beside the garage. Pickup is Tuesday morning.
Our local favorites
- Morning Light Bakery, 5 minutes on foot: get there before 9 for the cinnamon rolls.
- Riverside Trail, a flat 3-mile loop from the end of the street.
- Corner Market, open until 10 PM, for anything we forgot.
Safety
- In an emergency, call 911.
- First aid kit: Under the bathroom sink
- Fire extinguisher: In the kitchen, next to the fridge
Need anything?
Message us in the Airbnb app; we reply within the hour from 8 AM to 10 PM.
Checkout
- Checkout is by 11:00 AM.
- Start the dishwasher.
- Put used towels in the bathtub.
- Take the trash out to the bins.
- Lock the door with the keypad button.
Getting it to guests
- Paste the text into the house manual, under Arrival guide in Airbnb’s listing editor. Only guests with a confirmed reservation can see it.
- Keep door codes out of the printed copy. Airbnb recommends a unique code for every booking, sent in the app.
- Read it once as a stranger would: every “How things work” line should answer a question a guest has actually asked you.
- Reprint it when something changes. An outdated wifi password brings back exactly the messages the book was meant to prevent.
