Airbnb house rules template, free and printable.

Short answer. Good house rules are short and checkable: times, numbers and what to do, not “be respectful”. Answer the questions below, then print the page for the house and paste the same text into your listing so guests agree to it before they book.

House rules · The Maple Street House

Thank you for staying with us. These few rules keep the home and the neighbors happy.

Arrival and checkout

Check-in is after 4:00 PM.

Checkout is by 11:00 AM.

Guests and visitors

Up to 4 guests stay overnight.

Daytime visitors are fine if you ask us first and they leave by 10:00 PM.

Quiet hours

Quiet hours are 10:00 PM to 8:00 AM.

Sound carries to the neighbors, so please keep music and voices low outside.

Pets and animals

No pets, please.

Service animals are always welcome, at no extra charge.

Smoking and vaping

No smoking or vaping anywhere on the property, inside or out.

Parties and events

No parties or events.

Parking

Park in the driveway, not on the lawn. Street parking is free after 6 PM.

Trash and recycling

Bins are beside the garage. Recycling goes in the blue bin; pickup is Tuesday morning.

Before you leave

  • Start the dishwasher.
  • Put used towels in the bathtub.
  • Take the trash out to the bins.

Putting the rules in your Airbnb listing

  • Pets, events, smoking and vaping, quiet hours, check-in and checkout times and the most overnight guests are standard settings. Set them there, then add the rest as additional rules, each marked “During the stay” or “Before checkout”.
  • HOA or city rules and contracts do not belong in additional rules: Airbnb has separate places for local rules and, in limited cases, contracts.
  • A change applies only to reservations made after it. Guests who already booked keep the rules they agreed to.
  • A no-pets rule never applies to service animals, and they cannot be charged a pet or cleaning fee. In California and New York the same protection covers emotional support animals in homes.
  • Keep checkout tasks to a few small ones. A long list reads like unpaid cleaning.
